Ohio Inspection Pros

Ohio Inspection Pros offers high quality, thorough home inspections and reports. We pride ourselves on attention to detail, exceptional customer service, and exhaustive reporting to ensure you have all the information necessary to understand what you’re getting into and what you’ll need to keep your home safe and in good shape in the present while planning for the future.

Buying a home

Purchasing a home can be an intimidating task, likely to be the largest single purchase you will make. Whether it’s your first home or fifteenth, our inspectors make sure you have no unanswered questions. An inspection is not a pass/fail; it’s an exhaustive review of all accessible areas in a house to inspect everything from windows and doors to critical components to the safety and habitability of a home. We are licensed in the State of Ohio and strictly adhere to the Ohio Revised Code Section 4764.01(C), and we also follow the more rigorous standards of the American Society of Home Inspectors (ASHI).

We review with you all aspects of the home, including items that may require immediate attention and help you plan for the future in your new house. This includes looking at components that may need repair or replacement, bear a safety risk, or items that require general maintenance to help extend their life and save you money. Often times our reports help equip and enable our customers to bring reasonable concerns to the table, negotiating favorable terms during the closing process.

An inspection report is a critical document to help you plan for the first few years of home ownership, helping guide you and secure your financial investment while building for the future.

Selling a home

After living in a home for long enough, we sometimes get “Homeowner Blinders”, where we forget about some of the things that we meant to fix but just never got around to actually fixing. Sometimes you just need a fresh set of eyes on our homes to remind us of some of the smaller (or larger) things on our list of to-do’s. Doing a pre-sale inspection can help to prevent surprises during the selling process, and by arming yourself with the knowledge of the current state of your home, you can come equipped to the bargaining table.
